On April 11 at Hayti Heritage Center, representatives of the Durham Housing Authority and Durham Community Partners hosted an open house to share details about Fayette Place, a new multi-family residential development just south of downtown. The public event was a highly anticipated update to many previous community feedback sessions on the progress of an important tear-down and rebuild that is a centerpiece of the DHA's Downtown & Neighborhood Plan.

Attendees were informed that after years of preparation, Fayette Place has reached a key milestone in the planning and development process and is scheduled to break ground in 2025. Located at the intersection of Umstead and Grant Streets, the mixed-income property is currently projected to include 565 residential units, 43 of which will be single-family homeownership opportunities.

The first phase will be comprised of 252 garden-style apartment homes, available with one, two, or three bedrooms, for households earning between 30-80% of the Area Median Income. Each building will be equipped with parking, a playground, covered picnic area, walking path, laundry facilities, and a meeting space for both residents and the surrounding community. The second phase will consist of 202 additional apartments plus 68 units designed exclusively for senior residents.

Anthony Snell, DHA Director of Real Estate Development, said the single-family ownership portion will also be developed in two phases, following the construction of the multi-family units. "This is a cornerstone initiative in our Downtown & Neighborhood Plan which currently represents more than $600 million in mixed-income residential and commercial development. With Fayette Place breaking ground in 2025, it is an exciting time for the community, DHA, and our development partners."

Dedicated to providing much-needed affordable housing and community-driven commercial space in the heart of the city, Durham Community Partners is a joint venture development team comprised of local, minority-led, and owned F7 International Development, Triangle-based Harmony Housing, and Gilbane Development Company.
